During the initial design consultation, our stager will go over a complete top-to-bottom review of your home and create a personal and comprehensive plan of action. Our menu of service providers gives you the opportunity to determine the level of your involvement–what can you do yourself and what needs to be outsourced.

Whether our stager uses the home’s existing furniture and accessories or utilizes their own collection, every property will have a targeted designer look showcasing every feature of the home.

FOCUS ON THE OUTSIDE

The exterior of your home says a lot about how your home is maintained–inside and out. Prospective buyers do their research before booking a viewing. They may drive by your home and look at photos online. When buyers see an attractive exterior, they’ll be more inclined to view the interior as well.

Where to start – compile a list of to-do items, determine their order of importance, what can you do yourself and what needs to be outsourced.

  • What major/minor repairs are needed?
  • Remove clutter and unnecessary items
  • Is your lawn lush and green?
  • How do your flower beds looks?
  • Clean/power wash siding, driveway, deck, patio and outdoor furniture
  • Add planters on your porch, deck and patio
  • Maintain the exterior details of your home throughout the selling process

LIGHTING


In the game of first impressions, a well lit home is a winner every time. Unfortunately, darkness can make your home feel small, uninviting and dirty–even if it isn’t. And, the wrong bulbs can change the paint colour on your walls. Here are some tips to show off your home in its best light!

Do a room-by-room light audit
Open all the curtains and blinds, turn on all the lights and look at your space. Use your camera to catch the areas to work on. Repeat the audit at different times throughout the day when there is less natural light.

Update/upgrade your light fixtures & bulbs
Replace or refurbish as needed. Install the brightest bulbs (we recommend 4000K Daylight Bright). LED lights provide higher light output while using less energy and generating less heat.

DECLUTTER

Less is more when prepping your home for sale. Do a clean sweep of walls, shelves, counters, windowsills, tables and any other visible areas. Then, take a look behind closed doors–nothing is off limits for curious buyers. If a home has too much stuff, buyers may assume there isn’t enough storage for their own belongings.

Prepping your home will also provide an opportunity to get started on your packing–store what you love and want to take with you, donate or dispose of the rest.

DEPERSONALIZE

The goal is to allow prospective buyers to visualize themselves living in the home. Remove all personal items and family photos from your space. Our Stager will guide you on artwork and furniture removal/reconfiguration to make the space more appealing to our target market.

PREPARING FOR A SHOWING

Homes tend to sell quicker and for higher prices when they show their best! It is very important that your home shows well. Develop a routine that will allow you to pick up and be prepared to show your home in a reasonable period without duress.

PICK UP EVERY ROOM

Check counters, halls & stairs. Straighten up/remove newspapers, mail, toys, clothing, recreation gear, glasses & dishes.

TURN ON ALL LIGHTS

Electric lights have an amazing capability for creating an illusion of lightness, airiness and space.

OPEN ALL DRAPES, SHADES AND BLINDS

Do all that you can to create a bright and light ambiance.

THE KITCHEN

Be sure all countertops are clear and “squeaky clean”. Be sure all dishes are in the dishwasher or cleaned and put away. The sink should be clean and clear.

BEDROOMS

Have all the beds made and laundry out of sight. Have closets neat and organized. Keep all valuables (ie: money, jewelry) put away in a safe place.

AIR CONDITIONING

If the weather is warm, have it operating.

CLEAN AIR

Keep air fresheners in closets, bathrooms and the kitchen. Be especially careful to keep the kitchen odors fresh.

MUSIC

Soft, pleasant background music may be very effective.

THE BATHROOMS

Keep a fresh set of attractive towels in each room that you can change instantly.

ANIMALS

Try to keep the dog and cat away, if possible. Make sure they are properly cleaned up after.

THE ENTRYWAY

It’s the first & last impression that prospective buyers will have of your home. Make it a good one!

LEAVE THE HOUSE

If it all possible, always leave the house for the buyer to tour at their own leisure.
